Which Report Should I Choose?
The most suitable report will depend on the property that you are buying and the level of detail that you require. Please see below for details of the reports available.
A mid-range report suitable for a broad range of properties of standard construction and in reasonable condition. This report is presented in an easy-to-read format with colour coded condition ratings for each element of the property. Each element of the property is described, condition rated and a brief description of any defects or potential issues given.
The Level 2 report is not suitable for older (pre-1900) properties, those that have been significantly extended, those that are of non-standard construction or are in need of significant refurbishment.
Our standard Level 2 report does not include a valuation or insurance rebuild cost. The report is available with these included for an addition fee. Please let us know if you require this additional service when you enquire for a quote.
A more in-depth report suitable for all properties but particularly suited to older, more complex, non-standard, extended properties or those requiring refurbishment or in an obvious state of disrepair.
This report is similar in layout to the Level 2 report but is tailored to older and more complex properties and provides additional advice regarding future repairs and potential issues.

This is a basic valuation report. It is not a survey and does not provide a detailed report on the condition of the property. Stand alone valuation reports can be required for a number of purposes. These include exit valuations for Help to Buy or shared ownership schemes when you come to sell the property or wish to repay the loan. Please note that we do not provide valuations for secured lending such as mortgage lending. These valuations are normally instructed direct from your lender.
